First Step ... New Home Construction Budget & Land 

Meeting with a local bank or national lender needs to be one of the first steps of new home construction.  Your bank approval will determine the budget for land to buy and the cost to build a house.   

The total cost to build a custom home must also include land, site work to prepare the property, surveys, soil tests, permits, and house plans.  Don’t forget about the site work that will occur on the land before construction can begin.  We can assist you on how to establish water (well or city utilities), electricity, and sewer to your property.  Also, you may need to survey the property and hire a soil scientist to perform a level 3 soil test for a septic system.  This is a mandatory step before you build in many areas of Georgia.  We will also be able to apply for the proper building permits which are required in all municipalities and counties throughout Georgia.    

Next... House Plans 

After you have established a budget and location, then it's time to draft house plans that will fit into your budget. House plans can be custom-designed to meet your exact specifications. Using a custom plan gives you the chance to design and build exactly what you want  House plans can be purchased online or drawn by a designer or draftsman. Creating a Spec List 

Making a detailed spec list of your expectations for your new home is important when requesting prices from a custom home builder.  This list reveals what you expect from your custom home builder, and it becomes the blueprint for your custom home.  Specs should include features that are important to you. This can include types of flooring, countertops, cabinets, appliances, lighting fixtures, custom moldings, or custom designs in the cabinets. It is also a good idea to include custom details you'd like to see in your new home.
